Three professionals, three different responsibilities
This is the gap most North American buyers do not see until it is too late. In the United States and Canada, a residential purchase agreement normally carries a home inspection contingency and a seller disclosure statement. In Uruguay, the standard contract (boleto de reserva) carries neither.
- Your realtor handles commercial terms, market pricing and negotiation. They are paid a commission on the sale closing, and they do not assess the physical condition of the building.
- Your lawyer / notary (escribano) handles the legal side: a 30-year title search, liens, tax debts, and the deed itself. The escribano is the closest equivalent to a U.S. title company plus a real estate attorney — but the title review stops at the paperwork. Nobody opens an electrical panel.

What happens when we find a problem
Findings are not a list of complaints. Each one is documented so it can be used:

A systematic inspection of the property's major systems and components:
- Structure — foundation settlement, concrete column and slab loads, cracking patterns, structural movement.
- Roof and waterproofing — membranes, flashing, drainage, and the coastal waterproofing failures common on the Uruguayan Atlantic coast.
- Electrical safety and local compliance — panels, earthing, circuit protection and UTE (national utility) compliance.
- Plumbing — supply and sanitary piping, water pressure, leaks, drainage and hot water systems.
- HVAC and interior — heating and cooling equipment, ventilation, joinery, finishes and condensation risk.
- Construction records and municipal compliance — reconciliation of the built property against approved municipal plans, including unrecorded square meters that can carry penalties.

- Professional moisture meters — pinless radio-frequency meters read moisture inside concrete and hardwood before mould or bubbling paint appears on the surface.
- 100% non-invasive — the entire protocol is non-destructive. We do not drill, open walls or scratch paint. Concealed conditions that cannot reasonably be identified without destructive testing fall outside the scope of a standard inspection, and when a finding calls for a structural engineer or specialist contractor we say so explicitly in the report.
